HOW TO MOVE HOUSE IN 2025

If you've decided 2025 is your year to move house, brace yourself. At the moment the housing market is tough. It's a buyers market not a sellers. Around 50% of properties that are currently up for sale have been on the property portals for over 16 weeks. One property in my area (TN25 postcode) has been on the market for 1,849 days - that's over 5 years.

So, if you want to move this year, it may take a little longer than you expect. However, things are definitely looking up. With the recent cut in interest rates and further cuts predicted throughout the rest of the year, we may well be turning a long awaited corner. But sellers, you still need to be prepared to do your bit.

As a Property Specialist, I look at houses in 3D. Detach. Declutter. Depersonalise. To give your house its best chance of selling, your first step is to start emotionally detaching yourself from the property. You're moving - this isn't going to be your home for much longer. You have to start thinking and seeing the property much more objectively. Like a buyer. If you're not on Rightmove already, get on it. Have a look at properties that are currently listed in your kind of price bracket. They're now your competition, they are what you'll be up against. How does your house compare? This may be your first eye-opener.

Secondly - do yourself a viewing. Now you've emotionally detached yourself from your house, be your own buyer. Walk up to to your front door and really take in what your potential purchasers are going to see. Give yourself the full house tour taking notes as you go. What needs decluttering, tidying, cleaning, sorting, repairing? This house has some serious competition and it needs to look its best.

Finally - is the house very you? If you have a strong individual style or your walls are a gallery of personal curations, take them down and pack them away safely. Sorry. Harsh as it sounds, for potential buyers this is very distracting. If all they can see is evidence of your lives here, they'll find it very hard to see themselves living here. So, neutralise strong décor and very personal taste . Let's appeal to as many buyers as we can.

So, to move successfully in 2025, think in 3D. Detach yourself emotionally. Depersonalise and declutter. Do all this before you hit the market and you may well achieve a higher valuation from estate agent and you're certainly likely to sell quicker. Definitely faster than 1,849 days, that's for sure!
