Never under estimate the appeal of a utility room! As a nation of welly walkers and dog lovers, a utility room that’s accessed directly from the garden for example means muddy people and muddy dogs can bypass the main house and keep their mud to themselves! Utility rooms hide the workings of busy family life. Also often referred to as laundry rooms, if you have one, declutter it and kit it out. They can be pretty aesthetically pleasing and organised spaces too. Fill them with appliances, storage, shelving and places to hide and house all that necessary but messy stuff. Buyers will love the fact they can shut the door and have it all hidden away.

It's an estate agent's job to seek out a property's BEST BITS - and showcase them! For example - family size houses appeal to families. Family life is busy and practicalities matter. Instead of just listing - UTILITY ROOM as a feature, illustrate what this actually means for buyers. Two properties I've dealt with recently had utility/laundry rooms with separate access in from the garden. WHICH MEANS THAT...

CHANGE THE ROOM'S FOCUS
Focal points and room layout. Rooms need to sing subliminal messages as soon as buyers walk into them. We switched this client's kitchen messages from - 'this kitchen is short of storage space' - to 'this kitchen is a great sociable space...'

The main focal wall in the kitchen was showcasing a pots and pans rack and there was nowhere to sit comfortably. But the room was big enough to say, ‘’this is a sociable kitchen ... sit, chat, drink wine with friends, family and the cook!’
HERE'S HOW WE FIXED IT.
We re-housed the pots and pans. Laid a marble effect worktop off-cut over the existing rack to create a bar. Hired in 2 x funky coloured swivel bar stools and placed one either side of the bar in chatting position (always position your furniture in chatting position within the room). We set out a couple of glasses and a bottle of wine and - hey presto! It suddenly became a good-size, sociable kitchen.

I can't tell you how often these are overlooked by estate agents. And very often they are exactly what sells the house to its potential buyer.....
IF IT'S A ROOM WITH A VIEW...
This really is where the power of video comes into its own. Walking the buyer into the room, then up to the window and panning around the view outside is like getting them over the threshold. Professional photographers are great. But they are employed by estate agents to take nice pictures of rooms. Often the view outside is that room's biggest asset. Let's make sure it's showcased.
